American Corner
American Corner Retail and Logistics Park is the first and largest project of its kind in Estonia and will bring a much wider offering of bulky retail goods and modern logistics solutions to this market.
The American Corner site is located on the South Eastern edge of the city at a major junction and fronting the Tallinn-Tartu Motorway and the Tallinn Ring Road, making it a highly strategic location. The site is 84 ha in size and has great visibility from the adjoining motorways which provide fast connections to the city centre and port in under 15 mins and 7 mins to the international airport. The location has a catchment area of 500,000 people within a 20 min drive time and it is expected customers will come from the whole of Estonia and neighboring countries for the shopping experience.
The park will provide both retail and logistics uses on this large site but both will be kept distinctly separate using buffer zones, landscaping and different access solutions. The park will be designed to fit sympathetically with its surroundings and be environmentally friendly using sustainable materials and building methods. Construction is due to start in Q1 2010 with the first buildings in occupation by the end of 2010. The intention is to attract international, regional and local tenants to this excellent location which is capital city of an EU member country.
The scheme is a joint venture between Helios and well known Estonian Developer Süda Maja.

• Over 175,000 m2 of prime logistics warehouse space to be constructed in several phases
• Flexible unit sizes of 1,000 m2 (10,760 ft2) – 40,000 m2 (430,400 ft2) available
• Anchor tenants will include: International 3PLs, freight forwarders, retailers and cross border logistics providers
• Built space will be highly specified, modern and efficient and can be fitted out to tenant’s requirements
• Key benefits for logistics is the strategic location and motorway access as well as close proximity to the ports, airport and border crossings
